While BSI Constructors is proud to have completed significant projects for big names such as Enterprise Rent-a-Car and Wells Fargo Advisors (previously A.G. Edwards), we are equally proud of our work for many lesser known but highly successful businesses. BSI has performed single projects as large as $150 million. Yet we’ve earned the loyalty of many corporate clients on very small scale, fast track buildouts. Our corporate customers typically expect us to be an extension of their business. They want a teammate that can provide real world, real time information about cost and schedule that facilitates the right physical plant decisions for long term profitability.

As you can see below, our corporate experience includes new office construction, tenant buildout, data centers, parking structures, and hardscape.

Over the past several years, developers have been a growing part of our client base. As a group, developers have a reputation of being very demanding. We don’t mind “demanding.” In fact, we find that the clarity of purpose by our developer clients is very conducive to a no nonsense construction project. There is usually no question of the client’s goals. Their projects are usually driven by economics and schedule. That is not to say that first cost drives every decision. But if developers are going to spend more for an element, they need to clearly see the return on investment. BSI’s value analysis (which necessarily evaluates schedule implications) provides the tools for the developer to make the best decision for the project.

Since our founding in 1972, educational buildings have been a big part of our business. Way back in 1976, our first $1 Million project was a high school building for the Hazelwood School District. Initially, public school work afforded BSI the opportunity to bid projects and build a reputation when getting opportunities from private clients was difficult for a new company. Building on successes in the public market opened doors for us in the private sector, leading to our first $20 million project (McDonnell Hall) for Washington University in 1990. Now we are proud of our long list of successes in both the public and private educational markets. We’ve delivered all types of educational facilities including world class laboratory buildings, academic buildings, libraries, auditoriums, performing arts centers, student housing, and athletic facilities for leading educational institutions.

Historic Restoration & Adaptive Reuse – Working in a City with an outstanding historic building stock, BSI has become a leader in the restoration and reuse of dozens of building on the U.S. Historic Register. Our understanding of the special challenges of historic buildings has helped us ensure that our clients have maximized their reimbursement through the historic tax credit process. Our ability to anticipate what most contractors don’t expect facilitates credible estimates early in the development process and minimizes the costly surprises usually inherent in this type of work.

Garden & Hardscape – With dozens of projects for the Missouri Botanical Garden, numerous projects for Forest Park Forever, and the recent completion of the nationally recognized Citygarden in downtown St. Louis, exterior landscape/hardscape projects have become an important niche for BSI. Attention to detail and quality is especially critical in projects that must withstand the vagaries of Midwestern winters throughout their useful lives.

Structural & Architectural Concrete – BSI’s roots are as a self-perform concrete company. It is an expertise that we maintain to this day. Whether it’s foundation walls, shear towers, structural decks, or architectural finish concrete, BSI has the experience and knowledge to deliver quality results every time. Our architectural concrete portfolio includes the Pulitzer Foundation for the Arts, designed by Tadao Ando, which is recognized as one of the world’s finest examples of as cast, smooth finish architectural concrete.

For the past fifteen years, multi-tenant residential construction has represented our largest single category of work. BSI has completed of 4,500 units and over six million square feet of multi-tenant residential construction in the metro area, primarily apartments and condominiums. BSI has successfully bridged the gap between residential and commercial construction to deliver for our clients the aggressive costs necessary for market rate construction along, with the quality assurance required to protect the owner’s investment for the long haul.

BSI has been active in the Senior Living market for almost our entire forty plus years in business. Of our six million plus square feet of multi-tenant residential construction, more than one third has been for senior projects. We have considerable experience in independent, assisted, and skilled nursing facilities. Our preconstruction teams are expert in the unique requirements of licensed facilities, as well as the leading edge of the market with direct experience in the latest senior trends such as the neighborhood model for skilled nursing facilities. We have a special appreciation for the dignity of all people, without regard to age or physical ability, and bring that attitude to way we approach and execute all of our Senior Living construction.

BSI Recertified as a STAR VPP Mobile Workforce  

BSI Constructors, Inc. has been rectified for an additional 3 years in the highly selective and prestigious STAR Voluntary Protection Programs (VPP) Mobile Workforce Program from the Occupational Safety & Health Administration (OSHA).  BSI is the first general contractor in Missouri and of OSHA's Region VII, which includes Missouri, Iowa, Kansas and Nebraska to earn this honor; in addition to being one out of only 1,800 workplaces nationwide.  This designation recognizes excellence in risk management on all BSI project sites and mitigates the need for repetitive OSHA safety inspections on those sites.

In September 2008, Edwin G. Foulke, Jr., assistant secretary of labor for occupational safety and health at the U.S. Department of Labor officially notified BSI of its acceptance in to the VPP. The VPP Mobile Workforce Demonstration for Construction was established six years ago to help OSHA focus more of its manpower on problem sites.  It allows contractors who demonstrate exemplary risk management programs to commit to rigorous self policing of safety on their job sites.  The heightened commitment to safety helps avoid injuries on the job while reducing the cost of insurance for construction buyers.

“OSHA started recognizing businesses with outstanding safety and health programs through the VPP.  Designated workplaces are exempt from regular program inspections, which allows OSHA to focus on sites with the highest rates of injury,” says Charles Adkins, regional administrator for OSHA Region 7.  “BSI’s commendable safety and health program is so diverse that it is applicable and effective at a multitude of worksites and conditions.  The firm’s on-the-job injuries are exceptionally lower than comparable companies in the industry – a testament to their diligence in ensuring safe and healthy work environment.”

“We’ve always placed a high value on safety at BSI.  But to achieve the high standards necessary for VPP status, we really had to push ourselves to rethink every aspect of our safety program,” says Paul Shaughnessy, president of BSI Constructors.    “I have no question that we are a better, safer company for having done so.  Our commitment to this program is really a commitment to the health and welfare of our people.  It is also a key element in our ability to provide cost effective construction for our clients.”

The VPP advances effective worksite safety and health by linking OSHA officials with management and labor to establish cooperative relationships. It creates a “win-win” situation where employers benefit from lower insurance costs, higher productivity and greater employee morale, while employees gain safer work sites and confidence in their employers.

“One of the great benefits of our partnership with OSHA through VPP is that it has encouraged BSI to be even more proactive about safety,” said Bruce Calvert, safety director at BSI.  “The application process gave us the opportunity to thoroughly explore all safety protocols and make improvements.  Today, we are proud to say we have a safety program that can serve as a model of excellence for our peers in the entire industry.”
